Or you can come into our office to fill out a paper application. The fee for your application is $45 and we accept cash, check, money order, and various online payment applications. We must receive payment before we are able to run your application for a credit check, background check, and eviction history.
No, all applications submitted with Nest Property Management are valid for 6 months. Should your application status significantly change during that time period (e.g., new job, increased credit score, etc.), then you are free to re-submit, subject to an additional $45 fee.
We prefer that all applicants either see the property in person or send a trusted 3rd party to view on their behalf. We are also more than happy to do a video walk through of the property if you are not able to view it in person. If impossible to view before applying, you will need to ask our team about leasing details before submitting an application.

Yes, you have to sign a lease online or offline by appointment. Most of our residential properties require a 12-month lease term unless otherwise stated in the listing.
Security deposits are at the discretion of the property owner – we do not charge more than two times the monthly rent and it is usually 1-1.5x the monthly rent. If you are living in a property that allows pets, there will be a separate refundable deposit & addendum that is required to be filled out prior to moving the animal in, unless it is a service animal or emotional support animal.
Your rent is usually due on the first day of every month unless your lease agreement specifies otherwise. We give a grace period to 11:59 PM on the 5th of every month. A late charge of $100 will automatically be assessed at that point and you are responsible to pay it by the next month when rent becomes due again.
For rent payment, we accept check, money orders, and have an online e-pay system that allows you to pay via your bank or credit card. We strongly encourage tenants to use Buildium’s e-pay, as it will instantly provide you with a receipt of payment without having to come into the office.
Rent can be made payable to Nest Property Management LLC and mailed to 1126 Marine Drive Astoria, OR 97103, or dropped off in our drop box right outside of the door.
Nest PM is not responsible for any rents dropped off in the box that are lost or stolen. We highly suggest paying online or coming into the office to get a receipt.
Please note that cash payments aren't accepted due to security reasons and we will not accept them if they are brought into the office.
Rent increases usually happen after the lease term expiration. Of course, it isn't always increased. Our analysis accounts for the property owner's requests and relevant market conditions.
If notified by the 1st of the month, we offer a 1st time courtesy waive of late fees to all tenants for payments that come in by the 10th of the month on the 1st occurrence. Beyond this, we are not able to waive any late rent fees.
Immediately call or email our office to discuss your options & how we can assist you. Not contacting us and not paying rent can lead to eviction.
Yes, but every roommate and resident over the age of 18 needs to have submitted an application and be approved by the property manager and to be signed on to the lease. Skipping any of these steps violates the lease and could lead to termination or eviction.
Emergencies threaten human lives and/or cause major property damage. Burst pipes, flooding and/or inoperable toilets, heating going out, electricity going out due to malfunction, flooding, or fire. If it is a life threatening emergency, please call 911 immediately and then follow up with us afterwards to inform us of what happened.
The pet policy depends on each individual property. You must notify our team of any pets before move-in. When you already have a pet and you want to add an extra one, please call our office first. We will process your request, and it is usually a very quick process.
No, installing new locks on your own would violate the lease agreement terms. It's possible to install a new lock upon request and approval; this may be a tenant charge depending on the situation. As the management company, we require access to the home when needed due to emergencies. For all other reasons, we would give 24 hours or more notice before entering the property.
If there's a need to enter the property, we'll notify you at least 24 hours before hand, so long as it is not an emergency.
Yes, all the tenants need to have renters insurance before moving in. You have to show a renters’ insurance confirmation before receiving your keys.
You need to give written notice at least 30 days prior to vacating your rental; if you vacate before the end of your term, you may be subject to an early lease break fee. Notice must be given even if your lease term “ends”, or you will be charged an additional month’s rent. If no notice is given prior to the end of your “term” lease, we will assume you are going month-to-month as a tenant.
